PROJECT  DESCRIPTION



Christown Spectrum Mall, located at 1703 W. Bethany Home Road in Phoenix, Arizona, is a historic retail landmark, known for being the oldest operating indoor shopping mall in the city. Opened in 1961, the mall spans 98 acres and was originally designed with Planned Shopping Center (PSC) zoning, utilizing a superblock concept that eliminates minor streets to allow for a large development area. Although the mall has maintained its original layout, it has seen changes over the years, particularly as Kimco Realty Corporation, through its subsidiary Christown 1755, LLC, has expressed an interest in modernizing the mall to make it more urban and appealing.


As part of this renovation initiative, Kimco aims to revamp the mall's interior to enhance the shopping experience and attract more visitors. Presence Design has been tasked with coming up with a cost-effective design solution that aligns with Kimco's vision for a more dynamic, urban environment. This solution must address the need for modern amenities, aesthetic upgrades, and a more engaging atmosphere while remaining mindful of budget constraints.
